Approved applicants may put down a deposit to reserve a property, however property owners reserve the right to keep the deposit as an escrow payment should a tenant choose not to move in. This includes but is not limited to objections to lease terms, a potential tenant changing their mind, a change in tenants' circumstances, or any other item about the property that does not affect habitability. Security deposit reserves will only be refunded in situations where the property has a habitability violation.
Move Out FAQs
What happens at a move out inspection?
Move out inspections are conducted the day after you give up possession of the premises. We go into the property and take detailed photos of the condition. These photos are taken back to our office, compared to your move in photos and your move in checklist that you provided. We also compare them with photos we took before you moved in. Tenants are only charged for damages and cleaning incurred during their possession of the property and/or the duration of the lease term. Other items specified as tenant responsibilities in the lease are also charged.
Can I get feedback on my move out and get a chance to do more cleaning/repairs afterward?
After you give up possession, there is not an opportunity to go back and make repairs or perform cleaning and these cannot be done during the time of the inspection, either. If you would like to have an inspection where you can get feedback and an opportunity to perform cleaning/repairs prior to giving up possession, you can call our office and schedule a pre-moveout walkthrough. This has to be scheduled and performed at least one week prior to the end of the lease. All personal possessions and furniture must be out of the house at this time. After the walkthrough we can provide you with a list of cleaning and repairs that need to be performed before the final move out inspection after you give up possession. This list is not guaranteed to be a fully definitive list, it is merely a guideline to help you prepare for the final inspection. Rescheduling of walkthroughs and/or inspections is not guaranteed. We reserve the right to not perform walkthroughs or inspections with the tenants present in the case of aggressive or confrontational behavior or concerns.
What if I disagree with my security deposit refund or statement?
Tenants are encouraged to send a written letter of protest specifying what charges they are disputing along with supporting photographic documentation.
